Can I really sell without an agent? +

Yes — people do it. It comes down to three things: pricing it correctly, giving it enough exposure to reach real buyers, and handling the contract, disclosures, and negotiation without leaving money or protection on the table. The toolkit walks you through all three so you go in with eyes open.

What's the #1 mistake FSBO sellers make? +

Price. Almost every stalled solo sale is priced on a Zillow estimate or a neighbor's asking price instead of actual closed comps. Too high and it sits; too low and you hand a stranger your equity. The guide shows you how to find the real number for your street.

If a buyer's agent brings someone, what happens? +

You can absolutely work with a buyer who has their own agent — you'd just agree in writing on how that agent is paid. The toolkit explains how that works so a represented buyer doesn't catch you off guard or out-negotiate you. Being unrepresented shouldn't mean being outmatched.

Do most people net more selling on their own? +

Honest answer: sometimes, not always. Saving the commission is real — but national studies have long shown FSBO homes tend to sell for less, partly because buyers know you're unrepresented and negotiate harder. Whether it pencils out for you depends on your price, your market, and your negotiating room. I'd rather you run those numbers clearly than guess.
