Why I dig deeper than everyone else


While most agents are pulling comps and booking a photographer, I'm already running title work, checking permit history, verifying the square footage on file with the city, confirming flood zone position, and hunting for the lot or tax ID issues that quietly derail closings.

I don't like surprises. More importantly — I don't let my clients have them.

I started in this business in July 2007, right as the market was heading into the hardest stretch anyone had seen in decades. That was my education: short sales, foreclosures, deals other agents walked away from. I learned that the difference between a smooth closing and a disaster usually gets decided before the sign goes in the yard — in the research nobody else bothers to do.

There's no other way to do this right — I have to see your home to give you a real number, not a guess. We'll sit at your kitchen table and talk about where you're headed, what your home can ask in today's market, and the number that actually matters: what you'll walk away with after the sale. We'll also cover what's worth doing before we list — and what isn't. No obligation, no pressure to sign anything.

If you're buying
We sit down for about an hour

At my Southgate office, over coffee, or on a call — whatever works for you. In 40 minutes to an hour we'll cover your pre-approval (don't have one yet? That's our first conversation), your must-haves, what's actually available in today's market, and how we make your offer stand out against the others. You'll leave knowing exactly what to expect — the whole process, condensed and clear.
